Regional Property Manager
About the Role
NextGen Properties is seeking an experienced Regional Property Manager to oversee a portfolio of residential communities across multiple markets. This is a senior field-facing role that requires strong leadership, operational discipline, and a deep understanding of residential property management best practices. You will be the primary point of accountability for leasing performance, resident satisfaction, NOI targets, and team oversight within your assigned region.
Responsibilities
- Manage day-to-day operations across a portfolio of residential properties, ensuring occupancy, rent collection, and NOI targets are met or exceeded
- Hire, train, supervise, and evaluate on-site property managers and leasing staff
- Conduct regular site visits to assess property condition, team performance, and resident experience
- Own the leasing pipeline — review market pricing weekly, direct leasing strategy, and ensure rapid response to inquiries
- Coordinate maintenance and capital improvement projects with the construction team, ensuring timely completion and minimal resident disruption
- Manage owner relationships — prepare and present monthly owner reports, respond to owner inquiries, and proactively surface issues before they become surprises
- Ensure compliance with California landlord-tenant law, fair housing regulations, and all applicable local ordinances including AB 1482
- Review and approve property budgets, monthly financials, and variance explanations
Requirements
- 3+ years of property management experience, with at least 1 year in a regional or multi-site supervisory role
- Strong working knowledge of California residential landlord-tenant law and fair housing regulations
- Experience with property management software — Yardi experience a strong plus
- Proven track record of meeting occupancy and NOI targets across a managed portfolio
- Excellent written and verbal communication skills — you will interact daily with residents, owners, and vendors
- California real estate license preferred but not required
- Valid California driver’s license and reliable transportation — regular property visits required
