About the Role

NextGen Properties is seeking an experienced Regional Property Manager to oversee a portfolio of residential communities across multiple markets. This is a senior field-facing role that requires strong leadership, operational discipline, and a deep understanding of residential property management best practices. You will be the primary point of accountability for leasing performance, resident satisfaction, NOI targets, and team oversight within your assigned region.

Responsibilities

  • Manage day-to-day operations across a portfolio of residential properties, ensuring occupancy, rent collection, and NOI targets are met or exceeded
  • Hire, train, supervise, and evaluate on-site property managers and leasing staff
  • Conduct regular site visits to assess property condition, team performance, and resident experience
  • Own the leasing pipeline — review market pricing weekly, direct leasing strategy, and ensure rapid response to inquiries
  • Coordinate maintenance and capital improvement projects with the construction team, ensuring timely completion and minimal resident disruption
  • Manage owner relationships — prepare and present monthly owner reports, respond to owner inquiries, and proactively surface issues before they become surprises
  • Ensure compliance with California landlord-tenant law, fair housing regulations, and all applicable local ordinances including AB 1482
  • Review and approve property budgets, monthly financials, and variance explanations

Requirements

  • 3+ years of property management experience, with at least 1 year in a regional or multi-site supervisory role
  • Strong working knowledge of California residential landlord-tenant law and fair housing regulations
  • Experience with property management software — Yardi experience a strong plus
  • Proven track record of meeting occupancy and NOI targets across a managed portfolio
  • Excellent written and verbal communication skills — you will interact daily with residents, owners, and vendors
  • California real estate license preferred but not required
  • Valid California driver’s license and reliable transportation — regular property visits required

About the Role

NextGen Properties is looking for a skilled, reliable Maintenance Technician to join our property operations team in Orange County. You will be responsible for performing general repairs, preventive maintenance, and unit turnovers across our residential and commercial portfolio. Working closely with our property managers and construction team, you’ll be a key part of keeping our communities in excellent condition and our residents satisfied.

Responsibilities

  • Perform general maintenance repairs including plumbing, electrical, HVAC, drywall, painting, appliance repair, and carpentry
  • Complete unit turnovers — paint, clean, repair, and prepare vacant units for new residents on tight timelines
  • Execute preventive maintenance schedules across assigned properties, including HVAC filter changes, roof inspections, and common area upkeep
  • Respond to resident maintenance requests in a timely, professional manner — documenting all work completed
  • Coordinate with vendors and subcontractors for work beyond the scope of in-house capabilities
  • Conduct periodic property walk-throughs and report observed issues to the property manager before they escalate
  • Maintain a clean, organized work vehicle and inventory of commonly used parts and supplies

Requirements

  • 1+ years of experience in residential or commercial property maintenance
  • Working knowledge of plumbing, electrical, HVAC, and general carpentry — ability to diagnose and fix common residential issues independently
  • EPA 608 certification (or willingness to obtain) for HVAC/refrigerant handling
  • Valid California driver’s license and reliable personal vehicle — mileage reimbursement provided
  • Strong communication skills and a professional, resident-friendly demeanor
  • Ability to work occasional weekends or respond to after-hours emergencies on rotation
  • Experience with work order management software a plus

About the Role

NextGen Properties is looking for a detail-oriented AR/AP Specialist with hands-on Yardi 8 experience to join our accounting team at our Costa Mesa headquarters. You will manage the full accounts receivable and accounts payable cycle across our property portfolio — processing invoices, reconciling accounts, managing vendor payments, and ensuring accurate financial records across multiple entities. This is an in-office role requiring strong Yardi proficiency from day one.

Responsibilities

  • Process and post all accounts payable invoices across multiple property entities in Yardi 8, ensuring proper coding, approvals, and timely payment
  • Manage accounts receivable — post rent payments, process NSF checks, issue late notices, and maintain accurate tenant ledgers in Yardi
  • Perform monthly bank reconciliations and assist with month-end close procedures
  • Maintain accurate vendor records, W-9s, and 1099 preparation at year-end
  • Communicate professionally with property managers, vendors, and residents to resolve billing discrepancies and payment inquiries
  • Run and distribute standard Yardi reports including aged receivables, payables aging, and cash flow summaries
  • Support the accounting team during audit preparation and year-end financial reporting
  • Identify and flag discrepancies, coding errors, and duplicate payments before they post

Requirements

  • Hands-on experience with Yardi 8 (Voyager or Breeze Enterprise) — this is a hard requirement, not a nice-to-have
  • 2+ years of AR/AP experience, ideally in a real estate, property management, or multi-entity accounting environment
  • Proficiency in Microsoft Excel — comfortable with pivot tables, VLOOKUP, and reconciliation workbooks
  • Strong attention to detail and a systematic approach to high-volume transaction processing
  • Familiarity with CAM reconciliations, security deposit accounting, and trust accounting a significant plus
  • Associate’s or Bachelor’s degree in Accounting, Finance, or related field preferred
  • Experience supporting a 1099 process and year-end close in a real estate context strongly preferred

Compensation

  • Salary range: $55,000 – $72,000 annually, DOE
